Yas Park Place: Why Abu Dhabi’s Yas Island Is Entering a New Phase

Abu Dhabi’s real estate market continues to evolve, and few locations illustrate that transformation better than Yas Island.
Already home to some of the UAE’s best-known leisure destinations, the island is preparing for another major phase of development. In April 2026, UAE developer Aldar launched the first phase of Yas Park Place, a new residential community on the northern side of Yas Island.
For international buyers looking beyond Dubai, it is a development worth watching.
A new residential community on Yas Island
Yas Park Place is being developed as a mid-rise, garden-led residential community. Its first phase comprises six buildings positioned around landscaped and recreational spaces.
The plans include experiential gardens, swimming pools, a wellness park, co-working spaces, a central pavilion, aqua features and a ground-level retail promenade. The intention is to create a walkable residential environment rather than simply another collection of apartment towers.
Location is perhaps even more interesting.
The development sits on the northern side of Yas Island, close to Yas Central Park and Yas Acres Golf & Country Club. Residents will also have access to the much broader Yas Island ecosystem, including Yas Mall, Ferrari World Abu Dhabi, SeaWorld Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Marina Circuit and Yas Waterworld.
And then there is Disney
The biggest change still lies ahead.
In May 2025, The Walt Disney Company and Miral announced plans for a new Disney theme park resort on Yas Island.
It will become Disney’s seventh theme park resort destination worldwide and its first in the Middle East. Miral will develop and operate the waterfront resort, while Disney Imagineers will lead its creative design and Disney will provide operational oversight.
Aldar itself explicitly mentions the upcoming Disney Abu Dhabi among the attractions close to Yas Park Place.
That matters because buyers are not simply looking at the residential development as it exists today. They are buying into a destination that is continuing to receive significant investment in tourism, entertainment, hospitality and residential infrastructure.
International demand is already visible
The initial response to Yas Park Place is particularly noteworthy.
Only days after launch, Aldar reported that 80% of the released homes had been sold, generating more than AED 800 million in sales.
More importantly from a European perspective, international and expatriate buyers accounted for 54% of sales. Aldar also held international sales events in London, Hong Kong and Shanghai, with the UK among the leading buyer nationalities.
That suggests Yas Island is increasingly competing for international capital rather than relying solely on domestic UAE demand.
Why we are watching Abu Dhabi
Dubai naturally dominates many European conversations about UAE property.
But Abu Dhabi deserves attention of its own.
Yas Island combines residential development with an unusually concentrated leisure and tourism ecosystem. Existing attractions are being complemented by major new investments, while developers such as Aldar continue to add residential communities around them.
For European buyers, that creates a different proposition from many of Dubai’s high-density investment districts.
It can combine investment considerations with lifestyle, leisure and long-term destination development.
That does not automatically make every property on Yas Island a good investment. Purchase price, service charges, payment plans, rental demand, supply, ownership structure and exit potential all need to be considered individually.
But it does make Yas Island a market worth following.
The Arden & Dune perspective
At Arden & Dune, we look beyond individual property launches.
We are interested in the wider forces shaping a destination: infrastructure, tourism, international accessibility, economic development and the quality of the underlying location.
Yas Island is a good example.
The arrival of Disney does not create the investment case by itself. Instead, it adds another significant component to an island that already includes established residential communities, global entertainment brands, hospitality, retail, golf and motorsport.
For European investors exploring opportunities across the Arabian Gulf, Abu Dhabi is increasingly difficult to overlook.
